Cyprus property sales in 2025, district by district

Contracts of sale deposited with Cyprus's Department of Lands and Surveys rose 15% in 2025, to 18,114 from 15,797 in 2024. The value of property transfers passed €4.7 billion, up about 10%, according to the department's figures as compiled by the Real Estate Agents Registration Council.

Reading the numbers
- Limassol remains the largest market, by number of contracts and by value: transfers there reached €1.7 billion.
- Larnaca grew fastest, with contracts up 19%.
- Contracts and transfers are different measures. A contract of sale is deposited when a sale is agreed; a transfer is recorded when the title passes to the buyer. In 2025 the number of transfers rose by less than 1%, while their value rose by about 10%.
What it means for a buyer
The district figures show where activity is concentrated, not which property is right. That depends on the brief, and on the checks behind every purchase in Cyprus: the title, the planning permits and the developer's record. An advisor can take you through them.
